Community Improvement District is now in the Black Hills

A new planned residential development in the Black Hills has lots for sale. Powder House Pass, just south of Lead, is also a Community Improvement District, and it operates as its own municipality.

Powder house pass is the second one in the state. Developers say it has many amenities, including paved roads, electricity, sewer service as well as cable and cell phone service.

"It's a real good way to promote quality development," said Jennifer Moore Caschmitter, a Powder House Pass Developer.

Blake Stoner is from North Dakota and says he has wanted to buy real estate in the Black Hills for years. This peaked his interest because of the community feel and infrastructure.

"There are so many different choices on lots. I'm confused. It all depends on the type of house you want to put up and the views that you want, but there is not a bad lot out here," said Stoner.

Powder House Pass also connects to the Mickelson Trail. There are more than 30 lots available. For more information, visit the Powder House Pass website.
